Cherie’s Kingswood Renovation

THE STORY:

It’s a stroll down memory lane this week for our RFP guru, Cherie Barber who heads back to her heartland, the suburb she grew up in! Not only is she happy to be back in the hood, but this week’s challenge is to help the home owner Anne, giver her tired 80’s kitchen a new facelift on a tight budget. Cherie’s got some handy tips and in-expensive alternatives to revamp this original kitchen rather than gutting it. It’s a team of two as these ladies roll up their sleeves and create sweat equity. It’s desperately needed to help Anne’s 10 year plan of coastal sea dreams come true.

 

RENOVATION STRATEGY:

The home owner Anne had a budget of $5,000 to give her tired looking kitchen, a brand new look. Cherie’s desired strategy was to spend only half of this budget and subsequently make Anne more profit (property values are price capped in the suburb).

The kitchen makeover was achieved by retaining the existing kitchen and cosmetically renovating instead by:

  • Repainting the existing kitchen cabinets
  • Resurfacing the existing bench tops
  • Removing the dated splashback and replacing with new feature tiles
  • Removing the old oven and reformatting the space to incorporate Anne’s microwave
  • Installing a timber feature panel on the underside of the breakfast bar
  • Install new feature light
  • Install new slimline venetian blinds
  • Painting Anne’s existing dining room so it fits with her new kitchen look.

 

Property Value Before Renovation: $480,000

Renovation Spend Total: $2,333.88

Renovation Timeframe: 2½  Days

Property Breakeven Point: $482,333.88

Property Value – Post Renovation: $495,000.00

Profit Margin (After Reno Costs): $12,666.12
