The Tidy Kitchen

We all understand by now the importance of storage, bench-space, quality appliances and airflow… but after all that hard work during your renovation, let’s have another look at it leading up to sale day. Let’s walk towards the kitchen and stop at the door. What do we see?

One of IDFP unbending rules is FIRST IMPRESSIONS COUNT. So, what is the first impression we get from our kitchen? Clean? Tidy? Welcoming? Spacious?

If we answered “no” or “maybe” to any of these questions… well, we have some work to do, and luckily we can alter how the room feels through clever styling.

A well organised kitchen is essential to attracting buyers and renters.
A well organised kitchen is essential to attracting buyers and renters.

To allow the kitchen, to be the strongest asset of our property, it must be looked after in greater detail than other rooms in the home. Why? Because as we know it’s the room we spend most time in, it’s the hub of family life and it’s also the most expensive room to replace (well maybe not for us).

In our IDFP course we give plenty of direction on how to make the most of this room, look at the room layout, the kitchen design and most importantly it’s styling. It’s actually the styling, which is the final layer, the clever way we add personality and a feeling of lifestyle to appeal to our purchasers.

The right styling will add thousand of dollars to the value of your property, and it’s the one thing we can do immediately and at little to no cost at all. Styling will improve any kitchen in just a few hours.

Let’s start:

  1. Find a space to store your mobile appliances like the toaster, and blender inside the cabinets, and if living in the home during sale, place them there as soon as you have finished using them.
  2. De-clutter all unnecessary gadgets from benches, walls and shelves. This will add to the feeling of space and calm, whilst making the kitchen feel larger.
  3. Clean all surfaces and degrease the stove, sink, fridge and oven. Potential buyers do look very closely and will respond with a good or yucky impression. & YES they will open and look inside your fridge even if its not included in the sale, so keeping it neat and tidy adds to the feeling of order and cleanliness.
  4. Wipe the splashback and all cabinetry doors prior to the open for inspections. Clean surfaces reflect light, which adds to the spacious feel of the room, and the kitchen is the one room, which will get the most attention.
  5. And finally have fun with decorating: a group of 3 interesting objects, a plant, a nice wall clock and a fruit bowl adds personality and character to the most bland of kitchens. Remember! We are selling the dream, the impression that if your buy this house, your life will be organised stress and clutter free, and your cooking may even taste better!
Every detail of this particular room will affect the overall impression of your property, and ultimately its value.

Every detail of this particular room will affect the overall impression of your property, and ultimately its value. Its design and its clever-budgeted renovation are very important. But also important are tidiness and cleanness, which will add good vibes to the valuable first impression.  Which means Profit.

When I’m styling a property to sell or working with one of my builder on a display home like this one, creating a clever balance of styling, whilst keeping surfaces clutter free is key to the success of the home. Creating a positive feel and ensuring that the widest market possible will feel comfortable and enjoy the thought of spending time in the kitchen, impacts the overall feel for the whole home.
