Cherie’s Dee Why renovation

Dan and Sophie purchased this one-bedroom investment property some years ago, and moved in after they got married. Their intention was to complete a quick reno and flip, to move up the property ladder. They made a great start completing their bathroom renovation, however a budget blowout has left little money to finish the rest of the property.

I’m called in just two days before the open for inspection and given a budget of just $3,000 to work my magic.

 

Here is what I did:

Kitchen

  • use specialty paints to cosmetically refresh the kitchen cabinetry and benchtop
  • add extra overhead cupboards
  • lay laminate flooring

Lounge/dining/bedroom: 

  • fresh paint throughout
  • window dressings replaced

  • RENOVATION TIME FRAME: 2 DAYS
  • PRE RENOVATION VALUE: $380,000
  • RENOVATION SPEND: $3,070.22
  • POST RENOVATION VALUATION: $410,000
  • SOLD: $412,500

PROFIT: $29,429.78
