Styling to Sell

The appropriate styling can help you achieve thousands of dollars difference between a good deal and an excellent one. Unfortunately too often I walk through homes for sale that are beautiful, and yet lacking that homely touch.

So, how do you persuade your prospective buyers to offer the most they can when inspecting your property? Simple! They have to wish they could live there. Yes! Your best purchasers are those that not only like your property but see themselves living there.  And to achieve this you must create the feeling of home.

When going around furniture shops we may like what we see, but that doesn’t mean that we wish to live there. You do not see yourself resting in that very room, or taking your shoes off and reading a book there. That’s because even a good looking display, still feels like ‘a display’ and it doesn’t feel like a Home.

Hence we must add to our finishing décor that particular touch that will help your visitors feel at home, without making the rooms so personal that it will obviously tell of your own private life. You should not display family photos, as these clearly associate the property with one family: yours! Flowers are a great way to add warmth and a real living feel. Collected objects of a certain value, like souvenirs from travels, add a worldly and attractive vibe…

The objects you choose to display should be of significance, be able to create an atmosphere, and be in tune with the rest of the styling. Add décor that is functional and tells a story, like a book, glasses and a mug for tea, for example. Again, stay away from cheap looking items and knick-knacks. Refrain from crowding surfaces, even with beautiful objects, as this only adds to the feeling of clutter and dusty surfaces. Gather your objects in groups of three: tall, medium and short or round, thin and square, for example to add some interest…

Concluding:

  • Refrain from cluttering with décor.
  • Choose objects that have a light and fresh feel.
  • Tell a story with your styling, not too personal though.
  • Make it real; it must feel like home.
