The Right Furniture

Never, NEVER, fall victim to your emotional judgement, that one piece that you love so much may be successful in your own living space, but that doesn’t  mean it will appeal to others.

Appealing to your target market is one of Interior Design For Profit’s revered commandments, and to do so it’s important that we cull what is out on show and edit what is actually needed.

This may require culling in most areas and some clever spending in others. The truth is that out dated or sometimes that cheap looking flat-pack furniture won’t help add the feeling your after to compliment your selected interior style. Quality never goes unnoticed and creating the right environment will result in you creating the ‘feel’ of the perfect living space, helping you achieve higher value by way of competitive offers on auction day.

To appeal to your target market, you need to get clever with your styling choices.

Too often we buy clothes because of how they look on impossibly slim mannequins, or we approach a new recipe because of the beautiful photo that accompanies it, only to find our version doesn’t look or taste quite the same. Similarly when styling, we must tap onto the important illusion for purchasers of “I Want To Live Here!”

How do we achieve this?

You know the routine: store away all those additional pieces of furniture that do not fit the brief, remove those extra chairs in the corner that don’t match, pack edit the photos and other personal items that may lead your buyers into feeling they are intruding in YOUR private rooms, instead of allowing them to image it being their new home.

Then get the right furniture and remember that the placement is just as important as getting the right pieces:

  1. Borrow. Family and friends are your first and economical option when all that you need is a few key pieces to add to your existing furniture and thereby achieve that look you are after.
  2. Hire. If you have allowed some  important styling money in your budget, there are companies that rent-out furniture and other styling objects at accessible fees; This is a great option when you need more than just a few pieces. And if your pieces just don’t work, or the market and house types demands it, then you may consider getting a company in to style the hole home, YES getting the furniture as well as its placement is that important.
  3. Invest. To elevate the look and feel of your property to the level your Target Market will appreciate, demands a combination of well placed furniture pieces of as well as interesting or appropriate styling objects. Tapping into that right ‘feeling’ will help you achieve a higher selling price. This is always worth your time and consideration? Yes, I’m suggesting you purchase good furniture and this may come at a cost, I know, but the good news is that those pieces will stay with you and then be ready to be placed into your new investment property the next time. By reusing those pieces you will save money every time, and if you’re doing this regularly, talk to your accountant, as they can even become a tax deduction.

Well-styled properties fetch much higher prices, why discard this effective way of making the most money through clever styling? Surround yourself with quality furniture, firstly because you deserve it yourself, and also because quality furniture helps Interior Design For Profit investors in creating that appealing environment everybody wishes to live in it. If they have just left the home down the street, which is filled with low budget flatpack furniture and then come to yours, they will definitely be able to see the difference, and this results in helping your home to stand out from the rest.

Tips:

  • Style your property directly towards your chosen Target Market
  • Declutter all those unnecessary décor items
  • Wrap and pack away what is too personal to be out on show
  • Refrain from using cheap and flat-pack furniture where you can,
  • Place key furniture pieces that suggest the look and feel you wish
  • Create the theme you want without being too literal
  • Avoid the impersonal and sterile ‘furniture shop look’
